This charge is necessary to maximise the site’s potential gross floor area, given its zoning for residential use with a plot ratio of 1.4 under the URA Master Plan.

Completed in 1980, Starpoint features just nine residential units across a 10-storey tower and an adjoining landed house, both distinctively designed in a hexagonal shape. The new owner, Stalford International Education, has articulated plans to transform the site into a hospitality or residential facility, possibly developing a hotel, student hostel, or serviced apartments, pending relevant government approvals.
